Getting the right M&E maintenance

I’ve spent my entire working life involved in the mechanical and electrical maintenance of commercial buildings, overseeing delivery across the whole spectrum of commercial buildings; new builds, buildings scheduled for demolition, data centres, factories, flagship corporate head-quarters… The list goes on! Yet one thing this range of buildings has in common is a lack of intelligent M&E procurement. It never ceases to amaze how few clients take the time to ask themselves, their contractor or that consultant; what level of M&E do I really need?

Have you had your water tested?

A housing association in Essex has been fined £12,000 following an outbreak of Legionnaires’ disease at a sheltered housing scheme, leading to one resident being hospitalised-  an outcome that could have been easily prevented.

This incident reminds us of the importance of having your water systems regularly tested and maintained.

Is facilities management a commoditised industry?

 Rollright recently participated in a round table discussion on whether FM was becoming commoditised. The panel was chaired by BIFM’s Bernard Crouch and featured Rollright’s Commercial Director Charlie Sinton as well as Trevor Chaplin of Capita, Tim Winters of KPMG, Julie Kortens of Channel 4, Ismena Clout of FM Powerperfector and Jeremy Waud, MD of Incentive FM.

 The debate provided an interesting perspective on clients’ and suppliers’ differing attitudes to facilities management procurement and what the future holds for the industry. Here’s our take on the issue.

Can Facilities Management Contribute to the Common Good?

Charles SintonStephen Green, Chairman of HSBC and newly-appointed Minister for Trade  has made the following observation:

“Any business which values its brand has to be able to ask and give a satisfactory answer to the question: how does the business contribute to the common good?”

This question prompted two clear observations in my mind. Firstly that I agree with the premise, and secondly what a fantastic opportunity FM companies have to build strong brands based on the development of their people. FM is somewhat lagging behind in developing strong brand identities and this seems to be symptomatic of business-to-business organisations in general. Even amongst the FM industry heavyweights there are no recognisable brands equivalent to the likes of Innocent, Virgin or the Co-Op.

However, this needn’t be the case. If FM’s business is people, then an ideal way to build a distinctive brand identity would be to promote the positive impact FM has on the lives of our employees.
